GFI purchased this 575,000 sq. ft facility with ample land and a premier location in Charleston’s expanding industrial market. Originally built by Exxon, the facility was in need of some serious improvements, but it had potential to become a bustling bulk warehouse and manufacturing space. After an almost year-long property acquisition, we completed the sale in June 2020 and began a full rebuild and rebrand of the property.
We have since transformed this space and optimized the property for modern industrial use. We built a sizable truck court in the rear of the property to expand the loading dock area and reconstructed roadways to provide trucks with 360-degree access. We removed old equipment and completely renovated the interior, adding new exterior panels, bathrooms, and offices. We installed LED lights across the interior and exterior of the property, added new dock packages, and provided landscaping.
In just two years, we delivered our capital improvement plan on budget and leased 100% of the facility to multiple tenants, including KION, N.A. Headquartered next door. KION and GFI collaborated for over a year resulting in the construction and development of their new assembly line and production facility here in Dorchester County, South Carolina.
In addition to building and tenant improvements to the existing facility, GFI permitted and constructed a brand new 121,500 SF, 36’ clear, conditioned Class A facility. In addition to our capital, KION, NA invested approx. $45M into the facility. This space helped keep manufacturing jobs in South Carolina and the groundbreaking was even attended by the Governor.
