About the Property

295 Eastern Avenue is a fully, approved 113,987 SF, high-bay industrial warehouse facility located in one of the last remaining vacant parcels in Chelsea, MA. GFI acquired the property back in 2022 and following an extensive approval process with the City and State, commenced construction in the fall of 2024. 

The 18-acre property is located along the Chelsea Creek and MBTA commuter rail line and is just minutes from Boston Logan International Airport providing superior access for industrial users seeking modern, warehouse space in the urban corridor. 

The building features a 36′ clear steel structure, 17+ loading doors with a 125′ truck court to accommodate full 53′ trailers at every position, an anomaly for the industrial urban core. The building may be subdivided into two or more spaces as needed with ample employee parking on both sides of the property. 

Separate to the approved warehouse, the project will also include a 1.9-acre public access walking path along the Chelsea waterfront to encourage recreation uses for both the public as well as user’s staff. 

Construction is ongoing and expected to be completed by Fall 2025. The property is available for lease and is actively being marketed.
