About the Project
105 Industrial Boulevard Brockton, MA is a completed, 150,000 SF, Class A, high-bay distribution center delivered in 2023. Purchased by GFI in 2021, the 13.1 acre property was designed, permitted and constructed in less than 18 months. The warehouse features 36′ clear height, 28 loading doors, 130 parking spaces and was designed to subdivide into one or more spaces.
While under construction, GFI was approached by Air Energy, a leading manufacturer of innovative compressed air and vacuum systems and specialized containers. Due to the company’s increased demand, they needed to expand and increase their real estate. Air Energy committed to leasing 75,000 SF of the building for its corporate headquarters and manufacturing operations and was awarded a TIF from the City of Brockton. The move to Industrial Boulevard will create 43 new jobs, retain 59 jobs and invest in over $21.8 million.
37,500 SF of the remaining space is leased to CMZ, a global leader in machine tool manufacturing looking to expand their US footprint, while the rest is being actively marketed.
